This is a spec steel framed, curtain wall, 133,000 SF, Class A office building located in Factoria Washington at the intersection of I90 and 405. Sterling Recreation Organization (SRO), the owner, entered into a Development Management Contract with Wells Development, who I worked for. The Entire building was pre-leased, during construction, to Boeing Corporation for their airplane design division. I managed the approvals, construction, and lease-up of the building. I negotiated a cost plus 25% contract with Boeing to fast track the Boeing tenant improvement so they could meet their customer's schedules. The project was a "home Run" exceeding all expectations finishing under budget and ahead of schedule.
